Our homes feature premium closets with built-in organization for socks, ties, jewelry, and more. These closets are fully configurable, with some modules sold separately, designed to maximize space and organization.
  • Does Terra Modular's smart home package include smart locks?
For safety and privacy reasons, we do not include or recommend smart locks in our smart home package, focusing instead on secure and privacy-conscious solutions.
  • How does the down payment process work?
We take a $100 deposit to secure your place in the order queue. This initial deposit is part of our transparent and customer-friendly approach to financial transactions, ensuring you have a clear understanding of the buying process from the outset.
  • Are land and installation included in the price?
No, the price of our units does not include the cost of land or installation. Installation costs are additional and can range between $45,000 to $90,000, depending on various factors like site preparation and connectivity to utilities.

  • Does Terra Modular Have Access to Your Smart Home Remotely?
No, we don't! While Terra Modular offers smart home features as a standard option, we do not install these features during the production process. In fact, we never even open the box. The smart home components are factory sealed and are only installed by your electrician or contractor on-site during the construction process. This approach ensures that your smart home setup remains private and secure, with Terra Modular having no remote access to your smart home systems. Our priority is to offer advanced smart home capabilities while upholding the utmost respect for your privacy and security.
  • Why are built-in WiFi switches better than wifi lightbulbs?
Built-in WiFi switches provide significant benefits, particularly in maintaining control over your home's lighting remotely. Imagine you're away, and someone caring for your home accidentally turns off a switch, like your front porch light, which was programmed to turn on at night to help scare off potential intruders. With aftermarket solutions such as wifi lightbulbs, you'd lose the ability to control that light remotely until that light switch was physically turned back on. Terra Modular's built-in WiFi switches solve this issue, allowing you full control over your home's lighting for peace of mind and convenience, regardless of the switch's physical position.
  • What smart home features are included in Terra Modular homes?
Terra Modular leads in integrating state-of-the-art smart home technology to enhance efficiency, convenience, and safety for modern living. • How do Terra Modular's smart home features improve daily living?
Our smart home technology suite is crafted to enhance living experiences by providing remote control over essential home functions, such as lighting and temperature. This not only offers unparalleled convenience but also contributes to energy savings and environmental sustainability. The inclusion of smart CO2 detectors and smoke alarms adds a layer of security, offering real-time alerts directly to your mobile device.
  • What are the key features of your homes?
Our homes feature innovative designs that include full kitchens, bathrooms with laundry, built-in cabinets, and convertible living spaces. We focus on maximizing space and functionality, offering optional features like Murphy beds that convert into tables, to extend the utility of our units, helping maximize every square inch of space.
  • Our Design Philosophy Is To Help Solve Everyday Problems
At Terra Modular, we pride ourselves on being more than just home builders; we are everyday problem solvers. Our approach to designing homes involves a deep consideration of the small, yet impactful details that enhance daily living. We don't just construct spaces; we meticulously craft environments that address the nuances of everyday life. Thoughtful Faucet Design: We choose bathroom faucets that are longer than the norm, ensuring your hands don't touch the back of the sink—a small but significant detail that enhances cleanliness and comfort. Silence and Convenience with Soft-Close Features: Our homes are equipped with soft-close technology in drawers, cabinets, doors, and toilet seats. This feature is especially appreciated during those late-night snack runs or bathroom visits, ensuring you don’t wake your partner or children. Innovative Wall Construction: Opting for wooden wall panels over traditional drywall, we transform every wall into a giant stud. This not only facilitates easier mounting and hanging of pictures, TVs, and shelves but also enhances the structural integrity and aesthetic appeal of our homes. These considerations reflect our commitment to solving everyday problems through intelligent design. By focusing on these seemingly small details, we ensure that a Terra Modular home is not just a place to live but a space that simplifies and enriches your daily life.
  • What are the standard features of the Terra Haven?
The Terra Haven is designed with a suite of basic features that elevate living standards while emphasizing sustainability and modern convenience. R45+ Roof and Floors: Offering insulation levels much higher than the average R2-R20 range commonly seen in residential construction, ensuring a warm and efficient living environment. Rainwater Collection: Each unit comes standard with a small water tank designed to promote water conservation and sustainability. Kitchen Innovations: Equipped with soft-close drawers and built-in pot storage shelves with optimized lid holders, our kitchens are designed for convenience and organization. Smart Home Features: Terra Haven homes come with built-in smart home technology, including WiFi light switches compatible with Alexa and Google, offering an efficient system that allows for remote control even when the switch is off. This design choice circumvents the inconvenience associated with disconnected smart bulbs. An opt-out option is available for those who prefer traditional setups. USB Outlets: Each room includes at least one built-in USB outlet, ensuring convenience and accessibility for charging devices. Soft-Close Technology: For added comfort and quality, soft-close drawers, closets, and toilet seats are standard across all Terra Haven homes. These features are part of our commitment to providing a living space that is not only comfortable and convenient but also environmentally conscious and energy-efficient.
  • Can units be customized to fit specific sizes or features?
While we don't currently have stock designs for every specific size, we are flexible and capable of custom designing units to meet your needs. We work closely with customers to tailor our offerings, including single-floor, two and three-story homes, Laneway homes and garden suites with various amenities.

Our commitment to sustainability is a cornerstone of every project we undertake at Terra Modular, deeply embedded in our operational ethos. This commitment is underscored by the accreditation received by our parent company from the United Nations (Convergence Robotics Inc.), acknowledging our efforts toward sustainable development. We utilize sustainable materials whenever and wherever possible, even when it means lowering our profit margins, as we prioritize energy efficiency in our designs and advocate for upcycling to extend the lifecycle of our units. This comprehensive approach not only demonstrates our alignment with the UN's Sustainable Development Goals (SDGs) but also underscores our dedication to promoting responsible consumption and playing an active role in the global fight against climate change. Through these efforts, Terra Modular continues to lead by example, showing how innovative housing solutions can contribute to a more sustainable and environmentally conscious world.
  • How does Terra Modular support the UN's Sustainable Development Goals?
Terra Modulars parent company, Convergence Robotics Inc, is accredited by the United Nations for adhering to the 17 Sustainable Development Goals. Our commitment is reflected in our use of sustainable materials, energy-efficient designs, and initiatives like the Terra Nest Initiative, which aims to combat homelessness.
  • What water conservation measures do Terra Modular homes employ?
Our homes feature comprehensive water conservation systems, starting with rainwater collection systems accompanied by a small water tank. We offer an upgrade option to a larger water tank and advanced filtration systems suitable for household use. Additionally, to further our commitment to water conservation and sustainability, we provide the option to reclaim water from showers for use in toilets and outdoor watering. To enhance our water-saving measures, Terra Modular homes are equipped with fixtures designed to incorporate lower water usage than standard. This approach not only contributes to the sustainability of our homes but also promotes responsible water consumption, aligning with our mission to create environmentally conscious living spaces.
  • What makes your homes sustainable?
Our homes are designed for longevity and flexibility, utilizing modular construction for easy relocation and upcycling. We use structural screws for easy disassembly and choose helical piles over concrete to reduce CO2 emissions, emphasizing our commitment to sustainability and the United Nations 17 Sustainable Development Goals.
  • Where are you currently building these homes?
Our homes are constructed at our factory in Vaughan Ontario and assembled on your own land across various locations. Initially focused on the Greater Toronto Area (GTA), we're equipped to provide homes throughout Canada and North America.
  • Do your homes comply with Ontario's local building codes?
Yes, absolutely! Our homes are designed and constructed in Ontario, meeting and surpassing Ontario's building codes. For instance, we use additional screws and structural screws in places where the code may only require nails. Our wall insulation is rated at R35 or greater, significantly exceeding the building code's R24 requirement. We have been actively involved in discussions at government events, advocating for streamlined building processes and stricter building codes. Our goal is to enable faster construction without compromising the quality or sustainability of our homes while driving the industry toward higher standards and greater sustainability. We are committed to using ecologically responsible materials throughout our construction process.
  • How Do You Use Helical Piles to Minimize Environmental Impact?
Did you know that concrete is one of the biggest emitters of CO2 emissions in the world? In our efforts to reduce the environmental impact of construction, we opt for helical piles over concrete. This choice is pivotal in our commitment to sustainability for several reasons: Reduced CO2 Emissions: By selecting helical piles, we significantly cut down on CO2 emissions associated with the use of concrete, addressing one of the primary environmental concerns in construction. Minimal Site Impact: Helical piles are designed to be removable, minimizing their impact on the site. This is in stark contrast to concrete foundations, which, when demolished or removed, result in a tedious process that generates a substantial amount of waste. Efficient Removal and Reusability: In the event a home needs to be demolished or removed, helical piles offer a seamless solution. They can be easily extracted and the site filled with dirt or grass, leaving no trace of their presence. Furthermore, the best part about helical piles is their reusability, offering an opportunity for future construction projects without additional environmental cost. This approach not only streamlines the construction process with quicker installation and eliminates the need for lengthy curing times but also underscores our dedication to reducing the carbon footprint of our homes. By choosing helical piles, we ensure our homes are built with sustainability at their core, from the ground up.
  • How Do Your Foundations Work?
At Terra Modular, we utilize helical piles for our foundation systems, preferring them over traditional concrete foundations for several compelling reasons. Helical piles offer a more environmentally friendly foundation solution, significantly reducing CO2 emissions—one of the primary pollutants associated with concrete production. Here's why helical piles are an advantageous choice: Immediate Construction: With helical piles, construction can proceed the next day. Their installation is quick and efficient, requiring only a 1-2 person crew, compared to the 6-10 people typically needed for pouring concrete foundations. No Waiting Period: Unlike concrete, which requires a site inspection and a lengthy curing time of about 30 days (during which the concrete mixture's accuracy is crucial, akin to baking a cake), helical piles eliminate these delays. There’s no need to wait for curing or worry about getting the mixture just right. Environmental Benefits: Choosing helical piles over concrete significantly minimizes the environmental impact. Besides reducing CO2 emissions, helical piles are removable, ensuring minimal disturbance to the site. This approach aligns with our commitment to environmental sustainability and our efforts to construct homes that are as eco-conscious as they are durable and secure. However, we understand the importance of accommodating our customers' preferences and requirements. Customers can choose a traditional concrete foundation if that is what they prefer. This option is available for those who seek or require the conventional solidity and permanence of concrete foundations for their specific project needs.
  • Can these homes be built outside of Toronto or in North America?
Initially focused on the Greater Toronto Area (GTA), we're equipped to provide homes throughout Canada and North America.
  • What are the installation costs and what do they include?
Installation costs for our Terra Have range from $45,000 to $90,000, varying based on site specifics such as preparation requirements and connectivity to utilities. These costs cover the expenses associated with ensuring your unit is properly installed and ready for occupancy, including delivery, foundational work and utility connections.
  • Are land and installation included in the price?
No, the price of our units does not include the cost of land or installation. Installation costs are additional and can range between $45,000 to $90,000, depending on various factors like site preparation and connectivity to utilities.
  • Does this include hookup to hydro, plumbing & gas?
No, our pricing doesn't cover the costs of installation or the hookups for hydro, plumbing, and gas. On average, for a comprehensive installation including delivery and all necessary hookups, you're looking at a range between $45,000 and $85,000. This estimate can vary based on the specifics of your site and the local requirements. If you have any other questions, please don't hesitate to ask. We can also schedule a call if you would like.
  • How Long Does It Take to Build and Install a Unit?
The timeframe from order to completion can vary depending on the complexity of the design and site-specific factors. However, our modular construction approach significantly reduces build times compared to traditional methods, enabling us to deliver your home in a fraction of the time typically required. For our Terra Haven model, the construction and installation process typically takes between 4 to 7 weeks. This timeline ensures that every aspect of the home, from its sustainable materials to its energy-efficient design, is meticulously crafted and installed to meet our high standards of quality and sustainability. For our Terra Bunkie, the process is even quicker, with a build and installation timeline of just 3 to 6 days. This expedited timeframe makes the Terra Bunkie an ideal choice for those looking for a swift addition to their property without compromising on quality or environmental responsibility. For specific timelines tailored to your project's requirements, we recommend discussing your project with our team. This will allow us to provide you with a more accurate estimate based on the design choices and site conditions involved in your unique situation.
  • What is the Terra Nest Initiative?

  • Do you have barrier-free or one-level tiny homes for seniors?
Yes, we're developing inclusive designs to accommodate needs for barrier-free living. We're working on a laneway unit with an elevator and planning for bungalow-style units, all on one floor and without barriers, to enhance comfort and accessibility.
  • Can your homes be relocated or moved?
Yes, Terra Modular homes are designed for longevity and adaptability, including the capability for relocation/moving. Utilizing modular construction techniques, our homes are built in sections that can be easily assembled on-site and, if needed, disassembled and moved to a new location. This process is facilitated by the use of galvanized screws & structural screws, which allow for easier disassembly compared to traditional construction methods. Our approach emphasizes minimal impact on the site and the environment. However, it's important to note that while relocatable.the process requires planning and execution to ensure the integrity of the home is maintained during the move. We advise consulting with our team to discuss the specifics and logistics of relocating a Terra Modular home to ensure a smooth and successful transition.
